Dear Jay,
Shear Engineering Corporation was present at the above referenced site on Wednesday,
December 18, 2003, Thursday, December 19, 2003 and Monday, January 27, 2003 for curb and
gutter construction observations. Shear Engineering Corporation was present on Tuesday, April
8, 2003, Monday April 14, 2003 and Friday, April 18, 2003 for final grading observations.
All curb and gutter construction observations were made to confirm that the curb and gutter in
the community center parking lot drains properly and was completed in substantial compliance
with the.direction, details and specifications noted on the Tract J, Community Building Minor
Amend ment.amended subdivision plan sheets for Hearthfire P.U.D. First Filing; sheet 4B — Tract
J Improvements Detail,.sheet 38A — Tract J Grading Detail, sheet 41 A — Tract J Drainage Detail
and sheet 43 A — Detail Sheet, Streets and Concrete, by Shear Engineering Corporation, City of
Fort Collins Director of Engineering approval date 04/18/02. All final grading observations were
made to confirm that final grading functions properly and meets the intent of the Hearthfire
P.U.D. First Filing; Tract J Grading Detail. Sheet 38A — Tract J Grading Detail is attached for
your immediate reference.
The valley pan designed at the northern property line of this lot had not yet been constructed at
the time of final grading certification. The grade at the location of this pan has been prepared for
it's construction and it is the understanding of Shear Engineering Corporation that it will be
constructed in the near future. Shear Engineering will verify the complete construction of this
valley pan with a supplement to this letter.
All curb and gutter construction drains properly and was completed in substantial compliance
with the direction and details of the amended subdivision plan sheets referenced above. All final
grading functions properly and meets the intent of the Hearthfire P.U.D. First Filing; Tract J
Grading Detail. Shear Engineering Corporation has obtained record field shots, which are
indicated on the attached sheet 38A - Tract J Grading Detail (scale: 1" = 20') and the parking lot
enlargement (scale: 1" = 10') of sheet 38A — Tract J Grading Detail.
