HomeMy WebLinkAboutLot Certifications - 08/14/2003%f AIRES ASSOCIATES August 13, 2003 Mr. Jay Barber City of Fort Collins Stormwater Utility 700 Wood Street Fort Collins, Colorado 80521 Re: Drainage Certification for Clocktower Lofts Dear Jay, Sri We recently surveyed the parking lot and overlot grading improvements for the Clocktower Lofts apartment building located at Wagner Drive and Birch Street to verify, whether the grading met the intent of the approved grading and drainage plan. Spot elevations were checked at pertinent locations and compared to the spot elevations shown on the grading plan. The enclosed drawings show the design and as -built elevations. It is presumed that the design elevations shown are equal to 5,000 plus the given elevation. The enclosed drawings show the design and as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the.building on all sides. Survey points were taken at pertinent locations to verify the conformance to the design elevations. The finished floor elevation of 34.98 is within 0.02 feet of the design elevation of 35.0. Approximately 80 spot elevations were surveyed at the gutter and concrete pan flowlines of the parking lot. The largest discrepancy was approximately 0.25 feet. A positive slope is maintained at all locations in the parking lot and away from the structures. The invert elevations and slopes for the on -site storm drain were verified by survey. The results indicate that pipe slope of 0.63 feet is slightly less than the design slope of 0.69 feet but is within acceptable tolerances. The detention pond volume was also verified by survey. The pond was designed to have a volume of 93.3 cubic yards and the survey indicated the as constructed volume of 123.5 cubic yards. The top of the pond elevation is above the 100-year water surface elevation of 5031.86 on all sides. It is my recommendation that the Certificate of Occupancy for this property be released since the Contractor graded the lot to meet design drainage patterns. If you have any questions, please call.
