Colorado 80527 SEP 12 2WO Project No. 1 122-17-05-05 Gentlemen: We have measured the relative elevations for the over lot grading at-tot39,-HearthfireP.U.D—FirstFiling.(3220::,-> \-Ci_nnamon-Court) Fort Collins, Colorado. During the investigation, we measured elevations at the lot sides and corners, top of foundation, lowest openings, and the drainage Swale on the north side of the subject lot. Our representative noted that the drainage Swale on the north side of the subject lot allowed runoff flow to reach the sidewalk to the west, and the wetland area east of the subject lot. Our representative noted that the observed top of foundation elevation was approximately nine -tenths of a foot (0.9') higher than indicated on the Master Grading Plan. The elevations at the northeast property comer and the east angle point were approximately one and six -tenths feet lower than indicated. The residence to the north of the subject lot (Lot 40) was under construction at the time of our observations. The gravel fire access road to the east of the subject lot was in place at the time of our observations. The gutters and down spouts were not in place at the time of our observations. Based on our observations, and the information available to this office, the slopes and elevations as measured are in general conformance with the intent of the Master Grading Plan completed by Shear Engineering Corporation, Job Number 1552-01-96. dated October 9, 1997. Please refer to the attached copies of the As -Built Grading Elevations and Master Grading Plan for further information. Furthermore, it is our opinion that the subject lot, as graded. should not interfere with offsite flows unless the grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. Backffll adjacent to the residence may settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away from the foundation.
