Box 270654 Fort Collins, Colorado 80527 OCT l6-M Project No. 1 122-17-06-04 is W Gentlemen: A We have measured the relative elevations for the over lot grading at Lot 66,_Hearthfire_P.U.D.,-First-Filing (9226- Cinnamon Court) Fort Collins, Colorado. During the investigation. wemeasured-elevations a[ the lot sides and comers, top of foundation, lowest openings, and the drainage swales on the north and south sides of the subject lot. Our representative noted that the drainage swale on the north side of the subject lot allowed runoff flow to reach the sidewalk to the west of The subject lot. The elevation at the northeast property comer was approximately five -tenths of a foot (0.5') lower than indicated, this reduced the available slope for this Swale. Our representative noted that the observed top of foundation elevation was approximately one and four -tenths feet (1.4') higher than indicated on the Master Grading Plan. This caused the grades adjacent to the residence to be higher than indicated. Furthermore. the existing elevation at the southeast property corner was approximately one and seven -tenths feet (1.7') lower than indicated. This area was filled by Mr. Micallef to an elevation approximately eight- tenths of a foot (0.8') lower than indicated, Therefore, the Swale on the south side of the subject lot was modified to accommodate the higher grades at the subject residence and the lower existing grade at the southeast property comer by placing a grade break in the vicinity of the southeast portion of the subject residence. We discussed this situation with Mr. Micallef and he said that he owned the lot to the south (Lot 65) and would accommodate this modification to the grading scheme when he graded Lot 65. The lot to the north (Lot 67) was unoccupied and the area to the east was covered with weeds at the time of our observations. The gutters and down spouts were not in place at the time of our observations. Based on our observations, and the information available to this office, the slopes and elevations as measured, with the above noted exceptions, are in general conformance with the intent of the Master Grading Plan completed by Shear Lrlgineering Corporation. Job Number 1552-01-96, dated October 9, 1997. Please refer to the attached copies of the As -Built Grading Elevations and Master Grading Plan for further information. Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows unless the grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. Backfill adjacent to the residence may settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away from the foundation.
