that construction of all stormwater facilities and grading there is complete, and that the elevations and
drainage patterns shown on the attached drawing(s) which were developed from a survey performed on
(Date) 10-06-% , accurately and truly depict the elevations and drainage patterns as
they existed on the date of the survey. Based on this information, I certify that (check one):
❑ The elevations and drainage patterns of the lot are in substantial conformance with the City
approved drainage and grading plan or revised grading plan for the property (information

❑ The elevations and drainage patterns of the lot as measured are in general conformance with
the City approved drainage plan or revised grading plan with exceptions (information attached).
In my professional judgment the elevations and grading of the lot as constructed is functionally

Re: Drainage Certification for Lot 7 Country Club Corners Third Filing Replat
Dear Mr. Barber,
We recently surveyed grading and building improvements associated with the Lot 7 at the Country Club
Comers Third Filing Replat. The building and improvements are located on the east of College Avenue
and south of Willox Lane in Fort Collins. Spot elevations were checked at pertinent locations and
compared to the grading plan to verify whether the building construction met the intent of the approved
grading and drainage plan. The enclosed drawing shows both the grading plan and as -built spot elevations.
In general, the building construction meets the requirements of the grading and drainage plan and there is
positive drainage away from the building on all sides. The finished floor elevation of the building is slightly
above the finished floor elevation shown on the approved grading plan. Very little grading was performed
as part of this project due to existing curb, gutter, and sidewalk elevations. However, the intended drainage
patterns are met by the grading of the building's finished floor and corner elevations, with slopes set for
drainage to flow radially outward from the building.
It is my recommendation that the Certificate of Occupancy be released for Lot 7 at the Country Club
Corners Third Filing Replat, since the Contractor constructed the building to meet the design drainage
patterns. If you have any questions, please call.
