The walk-through commenced on July 2181 and was finished up on July 2P. The following is a list of items rioted during this site walk4hrough that are required to be addressed. An exhibit has been attached with corresponding numbers to assist in determining the location of the areas. ITEM LOCATION DESCRIPTION OF CORRECTIVE ITEMS NO. 1 Welcome Center— Near Mail Add Swale (per recent design changes) in between the mail kiosk and the welcome center building —swale Kiosk to drain to existing area inlet, remove horseshoe pits and grade swale on either side of sidewalk down towards the exisfino area inlets in that area 2 Welcome Center— front Move loading zone for handicap spot to be adjacent to the ramp and restdpe the adjacent spots appropriately 3 Garage 2 —west side Grade a swale into the rock mulch — from the northwest comer of the garage toward the south to drain south — currently there is no grade away from the garage 4 Garage 1 — north side Grade a swale into the rock mulch — from the northeast corner of the garage toward the wrest to drain wester) — currently the grades drain back towards the garage 5 Building 5- northeast Contractor to verify, if there is a drain pipe below the sidewalk — a 12" PVC pipe is supposed to be below the breazewav sidewalk walk. If pipe is there, contractor to daylight and grade in a swale that drains from north to south. 6 General —throughout PVC pipes below sidewalks are to be free of dirt and rock mulch. Contractor to clean out all pipes below sidewalks and ensure that rock mulch swales meet the inverts of the pipes not the middle or top.) 7 Building 7 — northeast PVC pipe below sidewalk is broken — contractor to cut end of pipe for clean edge. There is also a low point breezeway sidewalk in the swale north of this pipe — contractor to ensure grade on the swale from south to area inlet located further north contractor to drop elevation of area drain A necessary 8 Building 8 —northeast Swale out of PVC pipe below sidewalk doesn't appear to drain very well. Contractor to re -grade swale to brae7awav sidewalk ensure adequate grade down from pipe to area inlet located further north 9 Building 8 —southeast and PVC pipes that drain into the detention pond should be extended on north ends by ipprox..34 because the southwest comers drop into these pipes is too extreme. Contractor to extend pipes and re -grade around end of pipe to soften slo s down into the i e end. 10 Building 9 —northeast corner PVC pipe that drains into the detention pond should be extended on west end by Opprox..3-4 because the drop into this pipe is too extreme. Contractor to extend pipe and re -grade around end of pipe to soften slopes down into the pipe end. 11 Building 9 — south side Swales that connect the PVC pipes that are located below the sidewalks coming out of the building breezeways are fiat and don't appear to drain. Contractor to add a 12" concrete pan in 2 places — between the two connecting sidewalks and between the southeasterly sidewalk and the PVC pipe draining into the detention pond 12 Building 9 and 10 —in between The grass area in between these two buildings does not appear to drain. Contractor to ensure that there is a swale that drains from north to south and that the swale slope is 1.5% in grassy areas. Alternatively, contractor could install a 12" concrete pan in this area to ensure drainage out of the grassy area. 13 Garage 12 Grade swale into the rock mulch — from the northwest corner to the southwest corner toward the existing curb cut. 14 Building 11—east side In between the north and central breezeways there doesn't appear to be very much grade difference between the building and the sidewalks but the survey shots indicate Opprox.. 2.5% grade. Contractor to ensure that the finished grade slopes away from the building in this area by re -raking or placing the rock mulch such that it slo as away from the building. 15 Building 11—northeast side North of the northeast breezeway and sidewalk connection, the grades appear to be relatively flat. Contractor to grade a swale in the rock mulch from the sidewalk toward the north and around the comer to a low int located ewe from the building and adjacent to the sidewalk, close to the bench and trash cans. 16 Building 12 Storm MH1 B-3 currently has a solid lid installed. Contractor to exchange this for a grated lid to allow for storm drainage into this low-lying manhole lid. TST, Inc. The Swale design was previously provided to the contractor. 18 Building 12— southeast side At the southeast comer of the building, there is a faint Swale from the PVC pipe that flows east —contractor to cleanout the downstream end of this pipe and define the Swale a little better to improve drainage, 19 Detention Pond There still appears to be a lack of vegetation growth in the bottom of the pond. I didn't measure but I believe the 12" called for was replaced by 2-6" pipes. Heather, please verify this is acceptable with you. 2-6" pipes in lieu of 1-12" pipe is acceptable. [Heather McDowell] 25. I'm not sure what this item is - did I send any other notes to you on this? There isn't a curb cut north of garage 6 that drains the parking lot, but there is one west of the garage. I think this may have been the one referenced and grading around it looks to function properly. As long as the area around the curb cut that is located on the west side of Garage 6 looks to function properly then this issue has been resolved. Here is what I believe is correct. Grading/drainage- (Dan's part). 1. Heather (civil eng) needs to submit the overall site drainage certificates to you for all buildings. 2. Cut pipe under sidewalk south side of building #9. Shaw to complete this work 3. Building #8 NE Breezeway sidewalk. - Swale is present but it not visually apparent that this will drain to the inlet. Additional raking of the rock may be necessary; survey to verify as part of the certification. Shaw to have landscaper rake rock and form a swale that is visual to all. Once these 3 items are complete, Dan will be able to release the escrow. Erosion Control- (Jesse's Part) h 1. Need to re -seed and get seed established in the detention Pond on both sides of the trickle channel. 2. Clean up construction debris (landscaper) on the North side of the Park. Currently Erosion Control is holding approximately 46 K in escrow. I can get the North side of the Park cleaned but will not be able to get seed established near the trickle channel due to the Winter conditions. Since there is less than an acre to seed on each side of the trickle channel in detention pond, can you reduce the escrow amount to the minimum of 3K and release the rest of the monies back after I get the park crap cleaned up? Please take a look at this in the morning and let me know if I am missing anything. I think we are all on the same page but want to make sure before I let the owner know. Thanks J.D.
