U %D Lane), Fort Collins, Colorado __ Dear Mr: Beecham: AUG 13 1996 d �Nn V (23 Water som On August 9, 1996, a representative of our firm measured the relative elevations for the top of foundation, lowest opening, and several points around the property for the residence under construction at the above referenced address. It is our opinion that these elevations are in substantial conformance with the grading plan by Northern Engineering Services, Job No. 9317.00, dated February, 1994. There are two (2) minor discrepancies which should be noted. The top of foundation elevation is approximately 0.4' lower than the required top of foundation. The second discrepancy is the drainage along the east boundary of the property. An existing residence with substantial improvements to the back yard, including a fence, is located at Lot 3, Block 2. These improvements have made conformance to the original drainage plan impossible without substantial modifications to the fence and back yard area of Lot 3, Block 2. During our investigation, we examined the east property line for signs of pooling water and the location of the drains from the house. We determined that the flow from the northeast drain will be the only major contributing factor to overland flow in that area. If the drain is moved to the south past the grade break, all flow from the house will drain along either property line. If you have any questions, please feel free to call.
