Fort Collins, Colorado t ientlenien: We have measured the relative elevations at the abuve referenced address. During the investigation. we measured elevations at the lot sides and corners, top of finished floor; lowest opening. the drainage swales on either side of the lot. Our representative noted that the grade break for the swales on either, side of tltc residence allowed runoff flow to reach tltc open space at the west lot line and the sidewalk at the east lot line. 'I he residence to the south of the subject lot (Lot 26) was complete with landscaping in place, and the residence north of the subject lot (t.ot 24) was under construciiun at the time of our investigation. The open space west of the subject lot was not graded or landscaped at the time of our investigation. Based un our observations, and the. information available to this office, the slopes and cleval ions as measured are in substantial contormance with the FHA grading plan completed by Stewart & AsSociatc-S. Furthermore, it is our opinion that the subject lot, as graded, should not interfere with uffsite flows, nor cause runnt1 to flow into another residence unless the grades are changed or barriers arc created such as; fenr.e•c, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns t:Y diverting or slowing runoff flow. Backflll adjacent to the residence may settle over time and allow poildiuL di occur around the foundation walls.
