RE: Lot 18, Greenbriar village 3rd Filing (626 Bayberry Circle), Fort Collins, Colorado
Gentlemen:
We have measured the relative elevations at the above referenced address. During the investigation,
we measured elevations at the lot sides and cornerss top of finished floor, lowest opening and the
drainage swales on either side of the lot.
Our representative noted that the swales on the either side of the residence allowed runoff flow to
reach the sidewalk and the detention pond to the north of the subject lot. The residence to the west
n, the subject lot (Lot 19) was complete and had landscaping in place at the time of our investigation.
The lot cast of the subject lot (Lot 17) had was unoccupied at the time of our investigation. Based
on our observations, and the information available to this office, the slopes and elevations as
measured are in substantial conformance with the FHA grading plan completed by Stewart &
Associates.
Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows,
nor cause runoff to flow into another residence unless the grades are changed or barriers are created
such as; fences, garden terracing, sidewalks and/or any landscaping which may change the
established flow patterns by diverting or slowing runoff flow.
