Box 580 Fort Collins, CO 80522 Dear Glen, A field investigation of lot 23 (1213 Indian Paintbrush Court) of,Greenbriari Village=2nd--Filing! shows that the drain pan has been constructed along the rear of the lot according to plan and it is in good condition. The top of foundation elevation was measured at ele. 68.7. The minimum elevation recommended on the utility drawings was 69.0, or about 3-1/2" higher than actual. However, maximum water surface elevation (from the adjacent Evergreen West detention pond at 100-yr capacity) is expected to be a little less than 66.0, which still provides almost 3' of freeboard. The swale housing the drain pan in the rear is approximately 3:1 on the west side and 4:1 on the east side. Runoff quantities anticipated to be collected in the pan will not leave the drainage easement provided. Therefore, in our opinion, finish grading meets or exceeds the intent of the grading and drainage plan. The elevations were obtained with both a hand level and a self leveling builders level.
