days of the date the certification is submitted) accurately and truthfully depicting
elevations for:
• Top of foundation/finished floor
• Finished grade on each side ofthe structure
• Quarter points along each lot line (not more than 50 feet apart)
• Break points/high points
• Swales
• Berms
• Retaining walls
• Air conditioning pads
• Window wells
• Any other appurtenance(s) within an easement

elevation of ground adjacent to the structure and will direct drainage as shown on the
Stormwater-approved grading plan.
8. All downspout locations and discharge directions are shown on the as-built survey. No Yes

Runoff is directed into an appropriate drainage system or lot line swale, and it is not
directed onto neighboring properties.

9. A smooth transition with no vertical offset (step) in grade is provided at the lot line to all No
adjacent properties.

RE: Certification of Lot Grading for Lot 34, Clydesdale Park Second Filing (aka 4721 Withers
Drive), Fort Collins, Larimer County, Colorado
CDS Project No. 15-7900
Dear Dan,
We have been retained by Big Horn Construction to prepare a Certification of Lot
Grading for Lot 34, Clydesdale Park Second Filing, aka 4721 Withers Drive, Fort Collins,
Larimer County, Colorado. The certification of this project, which includes a residential building,
is based on the site plan that has been approved for this project. We are providing a
certification for this property because we believe that stormwater will sufficiently drain away from
the building and off of the site.
In reference to Item #3 of the Certification of Lot Grading, the southeast corner lot
elevation is lower than the as-built elevation shown on the grading plan. I have observed that
the ground will continue to drain sufficiently off of the site in this area.
In reference to Item #8 of the Certification of Lot Grading, the approved site plan for this
project included a note that required that roof drains on the east side of the building be directed
toward the street or detention pond and not to the east. The reason for this requirement was
because the existing grade that we encountered prior to building construction showed a flat
slope along the south half of the east lot line. Big Horn Construction has improved the grade
along this portion of the lot line and has ensured that water will indeed drain to the south and off
of the property. Therefore, we are not requiring specific locations for the roof drains any longer.
If you have any questions, please do not hesitate to contact me.
cc: Big Horn Construction
