RE: Drainage Certification for Lot 8, Block 6, Fossil Lake P.U.D. Second Filing, City of Fort
Collins, County of Larimer, State of Colorado (aka 3414 Green Spring Drive).
Dear Sirs:
On April 22, 2005, we observed the site located at 3414 Green Spring Drive. The site had been
final graded. In addition to our observation, Absolute Surveying obtained spot elevations at
numerous spots throughout the site. Please refer to the attached elevation sheet.
Based on our observation and the attached survey information, the site grading appears to
generally conform to the Final Grading Plan (Sheet 16 of 56) as prepared by Northern
Engineering Services, Inc.; dated 04/30/01, with a few minor exceptions. The top of foundation
elevation given by Absolute Surveying is 102.72 feet, which is approximately 0.48 feet lower
than the design top of foundation elevation of 103.2 feet. Based on the northwest property
comer, all lot comers except the northeast corner, are within 0.10 feet of design elevation,
assuming the southwest property corner has a design elevation of 99.8 and assuming the
southeast and northwest surveyed spot elevations are similar to the designed property corners.
We cannot determine the design elevation of the northeast comer. Northern's grading plan
shows a swale behind the building that will divert the runoff to the swales located on both side
lot lines. The swales have been constructed; however, the fall from the grade adjacent to the
house to the high point in the swale is only 0.01 feet compared to the design fall of 0.5 feet. The
design high point in the rear of the lot was located at the midway point between the lot lines.
The constructed high point appears to be located farther east than the design point. However, all
of the drainage from this lot drains to Green Spring Drive and a shift in the high point will not
change the drainage pattern for the subdivision. Also, from our observation, there may be a slight
high point in the swale that is located along the eastern property line.
The site appeared to generally drain away from the building. In general, the south side of the
house drains directly towards Green Spring Drive. The other sides of the house drain to side
Yard swales which drain to Green Spring Drive. The area that is located north of the northeast
comer appears to be at a much flatter slope than the design slope.
Our certification is based on our observation on the date noted above. The geotechnical report
was not provided to us for this site. We therefore cannot determine if the site has been graded
according to the geotechnical report.
