C'Kd ffve. l `��' i L�aued, �a 80538 MAR 2 7 2006 (970) 461- 0550 �74x (970) 461-0551 March 24, 2006 City of Fort Collins Stormwater Utility 700 Wood Street Fort Collins, CO 80526 RE: Drainage Certification for Lot 4, Block 8, Fossil Lake P.U.D., Second Filing, City of Fort Collins, County of Larimer, State of Colorado (aka 3421 Long Creek Drive). Dear Sirs: On March 24, 2006, we observed the site at 3421 Long Creek Drive. The site had been final graded. In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots throughout the site. Please refer to the attached elevation sheet. Based on our observation and the attached surveyed information, the site appeared to drain away from the building except for a flat area southwest of the building. The northeastern side of the lot drains northeasterly to the curb and gutter in Long Creek Drive. The area northwest of the building drains northwest into a drainage swale between this lot and the adjacent lot (Lot 3) which drains to Long Creek Drive. The southwest side of the lot (the back yard) per the grading plan should have a high point near the southwest corner of the building, but the high point could not be distinguished by observation or the surveyed points. There appears to be a flat area near the basement window on the southwest side of the building, this could allow water to enter the window area or cause the backyard not to drain properly. There is a fence along the southeastern property boundary; therefore it was inconclusive if there is a swale between this lot and the adjacent lot (Lot 5). The Finished Floor elevation given by Absolute Surveying is 97.76 feet. The design elevation of the top of foundation was given as 97.30 feet. The site does not appears to conform to the Grading and Erosion Control Plan — Sheet 8 of 58 — of Fossil Lake P.U.D., Second Filing — prepared by Northern Engineering Services, Inc., dated 4/30/01 because of the change in the high point. The site generally appears to conform to the Drainage Plan — Sheet 14 of 58 —of Fossil Lake P.U.D., Second Filing — prepared by Northern Engineering Services, Inc., dated 4/30/01. Our certifications were based on our observation on the date noted above. The geotechnical report was not provided to us for this site. We therefore cannot determine if the site has been graded according to the geotechnical report. If you have any questions, please contact me at the above address or phone number.
