RE: Overlot Grading at Lot 38. Block 2, Fairbrooke Tract "A", (2715 holly Street), Fort Collins.

Gentlemen:
We have measured the relative eleva6uns at the above referenced address. During the investigation.
we measured elevations at the lot sides and Corners, top of foutldatiun, and [tie drainage swales on
the either side of the subject lot.
Our representative noted that the residence to the west of the subject lot (Lot 37, Block 2) was
Complete and the grading appeared finished at the time of our investigation. The residence to the
south of the subject lot (Lot 36, Block 2) was complete with landscaping and -a fence in place at the
tirue of our investigation. The residence to the cast of the subject lot (Lot 39, Block 2) was
complete with landscaping in place at the time of our investigation, Based on our observations and
the infurniation available to this office, the slopes and elevations as measured arc in substantia!
conformance with the FIIA grading plan completed by Northern Engineering Services, Job No.
9435.00, dated September 25, 1995.
Furthertnorc, it is our opinion that the subject lot, as graded, should not interfere with offsite flows.
nor cause runoff to flow into another residence unless the grades are changed or barriers are created
such as; fences, garden terracing, sidewalks and/or any landscaping which may change the
established flow patterns by diverting or slowing runoff flow. Backfill adjacent to the residence rnla
settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to
the residence must be monitored and maintained by the homeowner to ensure that ninofTwill flaw
away from the foundation.
