Shear, a Colorado registered professional engineer, have personally inspected the above referenced property in the City of Fort Collins, Colorado, and verify that construction of all stormwater facilities and grading there is complete, and that the elevations and drainage patterns shown on the attached drawing(s) which were developed from a survey performed on June 1, 2006, accurately and truly depict the elevations and drainage patterns as they existed on the date of the survey. Based on this information, I certify that (check one): ❑ The elevations and drainage patterns of the lot are in substantial conformance with the City approved drainage and grading plan or revised grading plan for the property (information attached). SEE NOTE. VThe elevations and drainage patterns of the lot as measured are in general conformance with the City approved drainage plan or revised grading plan with exceptions (information attached). Collins, Colorado 45+6 Dusty Sage Drive y/r Dear Jay, This letter serves as an interim final certification for the 4-plex located at the above referenced address. Due to new construction of the 4-plex on lots 90-93 (4609 Dusty Sage Drive) to the north, the final grading for Lot 94 (4516 Dusty Sage Drive) is not completed at this time. As soon as construction begins on lots 90-93, the temporary ramp created to the walkout level will be removed and grading will be completed. A final Certification of Lot Grading form will be provided when the grading modifications have been completed and documented. We have visited the site and find that all final grading for Lot 95, Lot 96 and Lot 97 is complete, functions properly and meets the intent of the original subdivision grading and drainage design according to the Utility Plans for Harmony Ridge P.U.D., First Replat by Northern Engineering Services, Inc.; N.E.S. Project No: 01-036; City of Fort Collins Director of Engineering approval date April 28, 2003. Also in conformance with the site specific grading plan for this site, prepared by Shear Engineering Corporation and dated August, 2004; Shear Project No: 1090-24- 02. A copy of the site specific grading plan with field shot documentation for Lot 94, Lot 95 and Lot 96, is attached for your immediate reference. Our request is for release of certificate of occupancy (C.O.) for three (3) of the -four (4) 'units requested by Rutt Construct, Inc. There was also a change to the site specific grading plan to accommodate the existing landscaping, irrigation line and electrical line in the back of the units. A swale was placed along the back of lot 95 and lot 96. This drains to a lower elevation at the back of lot 97. This swale drains properly and will function to meet the intent of the site specific grading plan.
