RE: Drainage Certification for Lots 12A-12C, Harmony Ridge P.U.D.

On July 24, 2002, we observed the site located on Lots 12A-12C of the Harmony Ridge P.U.D.
located west of Morning Dove Lane, north and east of Dusty Sage Drive, and south of Prairie
Ridge Drive. The site appeared to be final graded except as noted below.
In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots
throughout the site. Please refer to the attached elevation sheet.
As there is no known final grading plan with spot elevations and individual drainage features,
this letter describes the drainage patterns that we observed.
• In general the west side of the buildings drained westerly away from the foundation to a
currently un-landscaped swale, which directs runoff south either towards Dusty Sage
Drive or an inlet in the northwest intersection of Morning Dove Lane and Dusty Sage
Drive. The inlet *as buried. The area west of Lot 12B was very flat, with some area
sloping towards the building, as indicated by the spot elevations and visual observation
of very wet soil near the porch. The drainage swale approaches the sidewalk near the
southwest comer of the building.
• The east side of the buildings drained easterly away from the foundation to Morning
Dove Lane, which directs runoff south to Dusty Sage Drive/Blue Sage Drive, most likely
to inlets located in Blue Sage Drive. These inlets appeared plugged with debris at the
time of the site visit.
• Lots 12C and 12B shared entrance areas. The sidewalk for these two entrances are not
shown on the survey. Lot 12B contained a courtyard with a drain. The area and sidewalk
south of Lot 12C garage sloped southerly towards Lot 12B. This may cause freezing on
Lot 12B sidewalk. The sidewalk for Lot 12B entrance appeared to slope easterly. A pipe
exited near the northeast corner of Lot 12B underneath the sidewalk, which appears to be
from the courtyard drain. Another pipe exited near the southeast comer of Lot 12C
underneath the sidewalk, which appears to be from the roof drain.
• The south side of the building (Lot 12A) sloped southerly to the drainage Swale. The
area between the retaining wall and the building was very flat. The retaining wall

indicated as concrete in the survey was actually a wood retaining wall. A pipe exited
near the southeast corner of Lot 12A underneath the sidewalk, which appears to be from
the roof drain.
• The finished floor elevations appeared to be significantly different than those proposed
on the grading plan by TST.
• The proposed spot elevations given by Absolute Surveying were up to 0.6-feet different
than the existing spot elevations given by Absolute Surveying.
• The buildings have garden levels and walkout basements that are not shown on the
grading plan.
• Some runoff erosion has occurred south of the sidewalk (south of the building) near an
existing utility box.
Our recommendations were based on our observation on the dated noted above.
