Colorado 80521 Re: Harmony. Market PUD, Tenth Filing Drainage Certification Dear Basil, +.rat ,11 This letter addresses grading and drainage issues associated with the above -referenced project. A Grading, Drainage, and Erosion Control Plan for Harmony Market Tenth Filing prepared by RBD, Inc. was signed by Glen Schleuter on November 29, 1994 (initial plan). A short time after Glen's approval of the initial plan, the site plan changed and the grading plan was slightly modified by RBD (revised plan). As you and I discussed earlier on the telephone, the revised plan is the grading plan on which we will base our drainage certification. Recently, our surveyors determined elevations at various locations on the site. I have included a copy of the revised grading plan with the surveyed elevations written in red ink and highlighted (I have also included a copy of the initial grading plan with the surveyed elevations). The surveyed elevations very closely match the design.elevations shown on the revised grading plan. The maximum difference between design and actual elevation at any given location is 0.26 foot; however, this elevation difference does not change drainage patterns from the intended patterns. The first floor elevation is sufficiently high that drainage flows away from the building to the parking area and there is positive drainage throughout the parking lot. The curb -and gutter along the south edge of the project existed prior to construction at the site; parking lot and curb and gutter elevations tie in to the existing curb and gutter without problem In summary, the drainage patterns on the site match those shown on the revised grading plan prepared by RBD, Inc.
