Re: Certification of Lot Grading, 1666 Streamside Drive
To whom it may concern:
Colorado Civil Group, Inc. has reviewed the Grade Certification for the above mentioned
address. The Grade Certification was reviewed with the following documents from the Utility
Plans for Greenstone P.U.D. Phase 3, prepared by Parsons & Associates, July, 1994:
• Sheet 4 - Grading & Erosion Control Plan
• Sheet 5 - Drainage Plan
We found that the elevations and drainage patterns are in general conformance with the
Grading and Drainage Plans.
The Grading & Erosion Control Plan indicated a finished floor (FF) elevation of 4942.50
(minimum). The Grading Certification shows the actual FF elevation of 4943.7, which is
acceptable. The Grading & Erosion Control Plan also indicated the lot would have a high point
near the south comer of the building envelope. Due to the home orientation, the actual high
point is near the northeast corner of the residence. At this location (northeast corner), there is a
small sump area from the residence per the Grade Certification.
The Site Plan (attached-B1205483) that was submitted indicated that a swale would be
constructed in this northeast comer to drain this area back to Greenstone Trail, which would
correct this sump. The Site Plan also indicated that a swale would be installed near the
property line with lot 87, which would keep storm runoff within Lot 88 and direct it to Tract I.
This is also mentioned in Note 2 on Sheets 4 and 5. Both of these swales should be installed
prior to landscaping.
