Gentlemen:
We have measured the relative elevations for the over lot grading at Lot 77, Greenstone P.U.D. Phase 3, (1631
Streamside Court):Fort Collins, Colorado. During the investigation, we measured elevations at the lot sides
and corners, top of foundation, lowest opening, and the drainage swales on the north and south sides of the
subject lot.
Our representative noted that the swales on the north and south sides of the subject lot allowed runoff flow to
reach the sidewalks, east of the subject lot. The lots to the north and south of the subject lot (Lots 78 and 76)
were unoccupied at the time of our observations. However, our representative noted that the grades at the west
(rear) side of the subject residence were very minimal especially in the vicinity of the northwest portion of the
subject residence. Based on our observations, and the information available to this office, the slopes and
elevations as measured and with the above noted exceptions, are in general conformance with the intent of the
Drainage Plan completed by Parsons & Associates, Job Number 92.18.05-GRN, dated February 7, 1994.
Please refer to the attached copies of the As -Built Grade Elevations and Drainage Plan for further information.
Furthermore. it is our opinion that the subject lot, as graded, should not interfere with offsite flows unless the
grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping
which may change the established flow patterns by diverting or slowing runoff flow. Backfill adjacent to the
residence tnav settle over time and allow ponding to occur around the foundation walls. The backfill adjacent
to the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away
from the foundation.

Per your request, we have measured the relative elevations of your site for the purpose of comparing
the as -built final grade elevations to those specified on the master grading plan for the subdivision.
While the observed as -built elevations were in general conformance with the intent of the
recommended grading scheme for the subdivision, the ground slopes and elevations may not
conform to the grading recommendations outlined in the soils investigation for this property.
Furthermore, our representative noted that the grades at the west (rear) side of the subject residence
were very minimal especially in the vicinity of the northwest portion of the subject residence. For
further information, see SCOTT, COX & ASSOCIATES letter, Job Number: 4612-04-01-07, dated,
July 14, 2000.
We are bringing this to your attention because your property has been identified as being in an area
of potentially expansive soils. Providing good drainage away from structures is very important in
these areas.
If you would like us to address grading issues in the context of the soils investigation
recommendations for this property please contact us.
