RE: Drainage Certification for Lots 9A-9F, Harmony Ridge P.U.D.
Dear Sirs:

On January 22, 2002, we observed the site located on Lots 9A-917 of the Harmony Ridge P.U.D.
located west of Chokecherry Trail, north of Blue Sage Drive, and east of Morning Dove Lane
The site appeared to be final graded except as noted below.
In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots
throughout the site. Please refer to the attached elevation sheet.
As there is no known final grading plan with spot elevations and individual drainage features,
this letter describes how we saw the drainage patterns.
• In general the east side of the buildings drained easterly to Chokecherry Trail, which
directs runoff south and then west along Blue Sage Drive to the existing inlets. These
inlets appeared plugged with debris at the time of the site visit.
• The South side of the buildings (in particular, Lot 9A) appear to drain south directly to
Blue Sage Drive. The area around the entrance and the sidewalk did not appear to be
final graded. Three wood retaining walls 3-4 feet tall contain the slope on the south side
of the buildings.
• The west side of the buildings appear to drain westerly to a shallow depression or Swale
that appears to direct runoff to the A8 pond. The entrance to the pond is not well defined.
A cut ridge on the west side of the depression keeps the runoff from entering the A9
pond. Several spots along this westerly swale did not appear to be final graded, as small
undulations seemed to exist.
• A portion of the north side of the building drains easterly, but a majority of the north side
drains westerly around the northwest corner of the buildings. The north side and
northwest corner of the buildings (in particular Lot 9F) was not final graded. A series of
retaining walls contained the slope on the northwest corner of the site.
• Lots 9E and 9D shared entrance areas. Lot 9E contained a courtyard with a drain. The
area and sidewalk south of Lot 9E garage sloped southerly towards Lot 9D. This may
cause freezing on Lot 9D sidewalk. The sidewalk for Lot 9D entrance appeared to slope
easterly, although survey points would be needed to verify the grade. A pipe exited near
the southeast comer of Lot 9E underneath the sidewalk, which appears to be from the
courtyard drain.
• Lots 9C and 9B shared entrance areas. The area and sidewalk south of Lot 9C garage
sloped southerly towards Lot 9B. This may cause freezing on Lot 9B sidewalk. The
sidewalk for Lot 9B entrance appeared to slope easterly. A pipe exited near the southeast
corner of Lot 9B underneath the sidewalk, which appears to be from the courtyard drain.
• The sidewalks around lots 9E and 9C may not be ADA approved owing to their steep
slopes.
• The porch and the adjacent grading on the west side of Lot 9B appeared to be flat.
• The riprap between the A8 and A9 ponds appeared to minimal.
• The pipe inlet on the northwest corner of Morning Dove Lane was not visible.
• The finished floor elevations appeared to be significantly different than those proposed
on the grading plan by TST.
• The proposed spot elevations given by Absolute Surveying appeared to be significantly
different than the existing spot elevations given by Absolute Surveying.
• The 100-year water surface of the upstream A10 pond (5131.5) and the A9 pond (5124.5)
is higher than some of the spot elevations along the western property boundary and the
buildings.
• The buildings have garden levels and walkout basements that are not shown on the
grading plan.
Our recommendations were based on our observation on the dated noted above.

Attached, please find two copies of the survey portion of the grading certificate. Jim
Loonan, of Loonan & Associates is reviewing and inspecting the property in the field and
will be compiling the Letter of Conformance.
Our client, Hagen Bros., has a closing set up for Tuesday, January 22, and is desirous of
getting the Certificate of Occupancy before the closing, if at all possible. I will have Mr.
Loonan fax you his letter of conformance to complete the grading certification packet. If
you can tend to your review as soon as possible and be able to issue the certificate of
occupancy before the Tuesday closing, that would be greatly appreciated.
