qualified professional under my direct supervision, and verify that construction of all stormwater facilities and grading
is complete, and that the elevations and drainage patterns shown on the attached drawing(s) which were developed
from a survey performed on (Date): July 16, 2014 , accurately and truly depict the elevations and
drainage patterns as they existed on the date of the survey. Based on this information, I certify that (check one):

RE: Grading Certification Exceptions
Lot 7, Block 1 Fossil Lake PDP a Filing, V Replat
5851 Dripping Rock Lane, Building G2
Dear Mr. Mogen:
We have inspected the property at 5851 Dripping Rock Lane. The grading of the lot is in general
conformance with the requirements of the City approved drainage and grading plan. As constructed
the risk of structure flooding has been minimized for the designed improvements. Below is a list of
exceptions to the grading.
1. As -built condition and foundation elevations lack emergency overflow pathway.
2. 6" fall away from foundations is not provided in all locations around the building
These exceptions are inordinately difficult to remediate because of the designed elevations and the
as -constructed walls and pathways. As a result of these exceptions, there have been modifications
to the drainage design providing surplus capacity and redundant drainage systems to minimize the
risk of flooding. Surplus capacity and redundancy is provided in the following manners:
1. Select downspouts are directed outside of the building envelope or directly into the storm
sewer.
2. Sidewalk culvert sizes have been increased to accommodate additional flow and relieve plug
potential.
3. Areas collecting downspout runoff have been provided with redundant flow paths.
4. Areas collecting yard and patio runoff only have been provided with additional sidewalk
culvert capacity.
5. A trickle pan has been installed around the west side to ensure the capacity remains despite
landscaping.
6. Downspouts from this building and offsite buildings with the potential to emit runoff into the
building envelope have been directed away from areas with less than normal fall away from
the building.

The future homeowners association must recognize that maintenance of the landscaping and
drainage systems is critical to ensure culvert, roof drain and inlet capacities are not impaired
damaged systems or by debris that could potentially restrict the intended flow path and rate.
