Supplemental Memorandum to Certification of Lot Grading
Date: April 15, 2014
Project: Fossil Lake 4`h Filing, 1" Replat
Lot 2, Block 1
5851 Dripping Rock Lane, Bldg. B2
Fort Collins, Colorado
Attn: Mr. Glen Schlueter

Dear Glen:
Permit No. B1302852
This memorandum serves to supplement the Certification of Lot Grading for the above referenced
multi -family residential structure. Specifically, it is intended to document the items that deviate
from the approved Final Utility Plans for Fossil Lake P.D.P., Fourth Filing, First Replat dated
10/18/07 by NorthStar Design (Proj. No. 296-01). The following items differ from said plans.
1. The finished floor elevation (FFE) is roughly 43/4" lower than the 21.25 elevation on the
approved Grading Plan.
2. Window well thresholds range from 6" to 10" lower than the approved finished grade (FG)
elevation of 20.75.
3. Garage thresholds range from 0" to 2" below the approved FG elevation.
4. The sidewalk culverts were constructed with an alternative detail rather than that which was
approved on the Details sheet.
While the items above are not explicitly per the approved plans, the overall drainage patterns with
respect to basin boundaries and downstream facilities remains unaffected. Developed runoff from
this lot still reaches the stormwater detention pond via a combination of overland flow and pipes.
Over 6" of freeboard exists from the constructed FFE to the high point elevation of 20.3 on the
approved Grading Plan. More than 12" of freeboard exists from the FFE to the adjacent gutter
pans. Emergency overflow is directed east towards the stormwater pond, which has a spillway
elevation nearly 7' lower than the FFE of Bldg B2.
Please feel free to contact me if you have any questions.
Sincerely,
/ U vv . '
