College Avenue Fort Collins, CO 86522 RE: Grading Certification Supplemental Information Lot 64, Swift Addition to Fossil Lake P.U.D. (5956 Swift Court) Dear Dan: We have inspected the property at 5956 Swift Court. The grading of the lot is in general conformance with the City approved grading plan and plot plan.. The north lot line however, was previously landscaped by the neighbor and has not been revised with the construction of this home. The high point, in the lot line is roughly six inches (61 lower than shown on the original grading plan. The lot line is also flatter than was originally designed at just slightly under 1.0% from the high point to the back of the home. This is a condition that is not under the control of the builder. - - Downspouts for the home on lot 64 have been built to discharge at the front and the back of the home therefore minimal concentrated flow from the rooftop of this home should be expected in the sideyard swale. Lot 64 is protected from flooding and we believe that,drainage will be sufficient. along this lot line despite the lower slopes. The drainage from lot 65 may however be different than previous to the construction of this home due to the condition created by landscaping of said lot 65.
