RE: Drainage Certification for Lot 22, Swift Addition to Fossil Lake P.U.D., City of Fort
Collins, County of Larimer, State of Colorado (aka 5968 Snowy Plover Court).
Dear Sirs:
On September 20, 2004, we observed the site located at 5968 Snowy Plover Court. The site had
been final graded. In addition to our observation, Absolute Surveying obtained spot elevations at
numerous spots throughout the site. Please refer to the attached elevation sheet.
Based on our observation and the attached surveyed information, the site appeared to drain away
from the building. In general, the west side of the house drains westerly towards Snowy Plover
Court and the east side of the house drains easterly to a concrete channel east of the lot. The
north and south sides of the house drain northerly and southerly, respectively, to very shallow
and wide swales that direct flows either westerly or easterly, depending on the high point
location. For the north side of the house, the high point elevation is near the northeast corner of
the driveway by the retaining wall. For the south side of the house, the high point is near the
southwest corner of the house. At the high points for the north and south sides of the house,
there is a sharp change in grade, as the design contours show. As the design shows, the back of
the lot drains at a much flatter slope than the front of the lot.
The finished floor elevation given by Absolute Surveying is,94.13 feet, which is approximately
2.14 feet higher than the design top -of -foundation elevation (91.99 feet). Based on the southwest
property corner, all lot corners are within 0.31 feet of design elevation, assuming the northwest
property corner has a design elevation of 89.64 (which is difficult to read on the grading plan),
and assuming the northeast and southeast surveyed spot elevations are similar to the designed
property corners.
The house in Lot 21 located north of this site was still under construction. The construction was
in a preliminary phase for the house in Lot 23 located south of this site.
Our recommendations were based on our observation on the date noted above. The geotechnical
report was not provided to us for this site. We therefore cannot determine if the site has been
graded according to the geotechnical report.
