RE: Feasibility of Constructing a Residence With a Walkout Basement on a Lot
Previously Designated for a Garden Level Basement, Lot 16, Swift Addition
to Fossil Lake PUD (a.k.a. 5932 Snowy Plover Court)
Dear Mr. Deters:
Per your request, Hank Kelly, P.E., and I have reviewed the grading for this lot and the adjacent
lots for the potential of raising the top of foundation (TF) elevation in order to create a walkout
basement. Based on our review, it is our professional opinion that your proposal will work and
still meet acceptable drainage criteria. (Please refer to the attached sketch). However, in order to
minimize impact to future neighbors, the finished grade at the foundation shall not be raised
above the grade noted on the grading plans by Northern Engineering Services.
