Dear Sirs: On October 25, 2004, we observed the site located at 5950 Snowy Plover Court. The site had been final graded. In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots throughout the site. Please refer to the attached elevation sheet. Based on our observation and the attached survey information, the site appeared to drain away from the building. In general, the southwest side of the house drains westerly towards Snowy Plover Court and the northeast side of the house drains easterly to a concrete channel northeast of the lot. The southeast side of the house drain easterly onto the adjacent empty Lot 20. The foundation of Lot 18 was being installed at the time of our site observation and the excavation from Lot 18 removed any swale between the two lots. For the southwest side of the house, the high point elevation is near the southwest comer of the garage. For the southeast side of the house, the high point is near the southeast corner of the house. At the high points, there is a sharp change in grade, as the design contours show. The finished floor elevation given by Absolute Surveying is 94.76 feet, which is approximately 2.24 feet higher than the design elevation (92.52 feet). Based on the southwest property corner, all lot comers are within 0.1 feet of design elevation, assuming the northwest property corner has a design elevation of 90.50 and assuming the northeast and northwest surveyed spot elevations are similar to the designed property corners. The house has a below grade patio from the walkout basement. There are two floor drains located in the floor of the patio. We did not determined where the discharge point for the floor drains was located. The site generally appears to conform to the Final Grading Plan — Sheet 17 of 56 — of Swift Addition to Fossil Lake P.U.D. — prepared by Northern Engineering Services, 'Inc., dated 1/10/03. Our certifications were based on our observation on the date noted above. The geotechnical report was not provided to us for this site. We therefore cannot determine if the site has been graded according to the geotechnical report. If you have any questions, please contact me at the above address or phone number.
