A field investigation of lot 1 of Greenbriar Village _2nd-Filing shows that the
drain pan has been constructed along the rear of the lot according to plan and it is
in good condition.
Enclosed is a plot plan which shows finish floor and spot elevations around
the lot depicting final grading. Plotting those spot elevations on a piece of the
grading and drainage plan (also enclosed) reveals the house was actually built
higher than proposed. This results in even better positive drainage away from the
dwelling than was called for.
The slope to the drain pan in the rear is approximately 4: 1 and the runoff
quantities anticipated to be collected in the pan will not leave the drainage
easement provided. Therefore, in our opinion, finish grading meets or exceeds the
intent of the grading and drainage plan. The elevations were obtained with a hand
level.
