During thc'investigntion. we measured elevations at the lot sides and corners, top of finished floor, lowest opening, the drainage swales on either side of the lot. Our representative noted that the grade break for the swales on either side of the residence allowed runoff tlnw to reach the detention pond at the north lot line and the sidewalk at the south lot line. The subject lot along the cast lot line, from the southeast property corner, north approximately 35 feet, wa.c very tlai, though no ponding was noted. 'The residence to the; west of the subject lot (Lot 1 x) was complete arty appeared to have heen graded, and the residence east of the subject lot (Lot 16) was complete: with landscaping in place at the tin,c of our investigation. The detention pond to the north of the subject lot was vegetated at tl,c time of our investigation. Rased on our observations, and the information availahlrs to this ufI icc, the slopes and elevations as measured arc in substantial conformance with the F I IA grading plan completed by Stewart X. Associates. Furthermore, it is our opinion that the subject lot, as graded, should not interfere with off3ite flows, nor cause runoff to now into another residence unless the grades arc changed or barriers are created such as: fences. gardcn terracing, sidewalks and/or any laudscaping which may change the established flow patterns by divcnmg or slowing runoff flow. Baukfill adjacent to the reside.tire may settle over Lillie and allow pending to occur around the fuuitdation walls.
