Dear Dan,
This letter serves as a supplement to the certification of the lot grading at 1726
West Mountain Avenue, Fort Collins, Colorado. The infill project involves a residential
house and garage on a lot that once contained a smaller home and garage.
The lot is located in an older part of Fort Collins and the lot lines do not drain at
slopes that conform to current standards. Single family residences are located to the
north, east and west of the lot. The West Mountain Avenue right-of-way lies to the
south of the lot.
In the original developed condition, a house and garage was located on the lot.
The side, front and rear lot lines were fairly flat and did not drain adequately. The
elevations along those lot lines have been maintained during the current improvements.
However, the site ground has been graded to send as much water to the front as
possible. In order to maintain sufficient ground slopes, the back half of the lot must
drain to the back lot line. The ground drains away from the house, also, although the
slopes do not meet the standard requirement of a 10% slope away from the building.
Rather, the slopes range from about 3.5% to 8%.
The roof drains on the residential building are located in such a way as to direct
runoff to eventually leave the site from the rear or front lot lines. The west side of the
house consists of two pop outs. The roof of the south pop out directs runoff to the south

lot line, which is adjacent to West Mountain Avenue. The roof drain of the north pop out
directs water north, toward the rear lot line. The main portion of the house roof drains to
the east and then to both the front and back of the lot. Runoff from the north third of the
roof is directed toward the east side of the lot and then to the south, next to the east
side lot line. The south two-thirds of the roof is directed to two roof drains that are
directed toward the east side of the lot and then south, by the east lot line. The garage
roof drains to the north. Please refer to the Grading Certificate Plan that is attached to
this certification for the locations of the roof drains and flow directions.
The high point in the west yard is located near the south building pop -out. Water
drains north and south from this point. The water that drains south is directed between
the house a landscape berm in the southwest corner of the lot, then to the south, into
the West Mountain Avenue right-of-way. The high point in the east side of the lot is
located approximately 75 feet north of the south lot line. Runoff from this side of the
house drains to the front and rear lot lines. The rear half of the lot drains directly to the
north.
The slopes in the yard are typically below 2% but the grading maintains a
positive slope away from the house.
