During the investigation, we measured elevations at the lot sides and corners, top of foundation, and at several points around the subject lot. Our representative noted that the grade break for the swale on the south side of the lot had continuous fall to the sidewalk and the open space east of the subject lot at the time of our investigation. The top of foundation elevation was approximately two and two -tenths (2.2') feet lower than indicated on the master grading plan, however the residence was set high enough to establish fall away on all sides. The open space to the north of the subject lot appeared undisturbed by construction activities on the subject lot at the time of our investigation. The lot to the southeast of the subject lot (Lot 30) was complete and graded at the time of our investigation. Based on our observations, and the information available to this office, the slopes and elevations as measured are in substantial conformance with the FHA grading plan completed by Stewart and Associates., Job No. 1551, stamped by City of Fort Collins Stotmwater Utility, April 2,1996. It is our opinion that the subject lot, as graded, should not interfere with offsite flows, nor cause runoff to flow into another residence unless the grades are changed or barriers are created such as; fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. if you have any questions, please feel free to call.
