RE: Lot 26, Fox Hills, Second Filing (2621 Luther Lane), Fort Collins, Colorado
Gentlemen:
We have measured the relative elevations at the above referenced address. During the investigation,
we measured elevations at the lot sides and comers, top of finished floor, and at several points
around the lot_
Our representative noted that the grade breaks for the swales on either side of the lot had continuous
fall to the sidewalk and the open space south of the subject lot at the time of our investigation. The
residence to the east of the subject lot (Lot 25) was under construction at the time of our
investigation. The lot to the west of the subject lot (Lot 27) was under unoccupied at the time of our
investigation. Based on our observations, and the information available to this office, the slopes and
elevations as measured are insubstantial conformance with the FHA grading plan completed by
Stewart and Associates., Job No, 1551, stamped by City of Fort Collins Stormwater Utility, April
2, 1996.
It is our opinion that the subject lot, as graded, will not interfere with offsite flows, nor cause runoff
to flow into another residence unless the grades are changed or barriers are created such as; fences,
garden terracing, sidewalks and/or any landscaping which may change the established flow patterns
by diverting or slowing runoff flow.
Furthermore, we inspected the garage and basement slabs and found them to be in substantial
conformance with the general recommendations contained in our subsurface investigation, Job '?2.

finished ground grades around your residence on the date shown above. You, the homeowner, must
maintain these elevations and grades to properly drain the water away from your house. The Builder
of your home will not cover damage to your home caused as a result of changes made in the .finished
grades.
In addition, it is our understanding that the RWC limited warranty protection on your residence
provided by your Builder will not cover structural damage caused as a result of changes made in the
finished drainage grades. Therefore, it is your responsibility to maintain the grades as set by the
Builder and as stated by the engineer.
