Gentlemen:
We have measured the relative elevations for the over lot grading at Lot 23, Fox Hills 2n4 Filing,_(4408_Red Foxy
Road) Fort Collins, Colorado. During the investigation, we measured elevations at the lot sides and comers,
top of foundation, lowest openings. and the drainage swales on the north and west sides of the subject lot
Our representative noted that the drainage swales on the north and west sides of the subject lot allowed runoff
now to reach the northeast comer of the subject lot. The observed top of foundation elevation was
approximately one and three -tenths feet higher (13') than indicated on the Grading, Drainage and Erosion
Control Plan for the subdivision. The observed elevation for the northeast property comer was approximately
one and seven -tenths feet (1.7) lower than indicated. The lots to the north and west of the subject lot (Lots 22
and 24) were complete and landscaped at the time of our observations. Based on our observations, and the
information available to this office, the slopes and elevations as measured, with the above noted exceptions,
are in general conformance with the intent of the Drainage and Erosion Control Plan completed by Stewart &
Associates, Job Number 1551. Please refer to the attached copies of the As -Built Grade Elevations and the
Drainage and Erosion Control Plan for further information.
Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offske, flows unless the
grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping
which may change the established flow patterns by diverting or slowing runoff flow. Backfill adjacent to the
residence may settle overtime and allow ponding to occur around the foundation walls. The backfill adjacent
to the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away
from the foundation_

Per your request, we have measured the relative elevations of your site for the purpose of comparing the
as -built final grade elevations to those specified on the master grading plan for the subdivision.
Our representative noted that the drainage swales on the north and west sides of the subject lot allowed
runoff flow to reach the northeast comer of the subject lot. The observed top of foundation elevation
was approximately one and three -tenths feet higher (1.3� than indicated on the Grading, Drainage and
Erosion Control Plan for the subdivision- The observed elevation for the northeast property comer was
approximately one and seven -tenths feet (1.77 lower than indicated. The lots to the north and west of
the subject lot (Lots 22 and 24) were complete and landscaped at the time of our observations. Based
on our observations, and the information available to this office, the slopes and elevations as measured,
with the above noted exceptions, are in general conformance with the intent of the Drainage and Erosion
Control Plan completed by Stewart & Associates, Job Number 1551-

2000.
While the observed as -built elevations were in general conformance with the intent of the recommended
grading; scheme for the subdivision, the ground slopes and elevations may not conform to the grading
recommendations outlined in the soils investigation for this property.
We arc bringing this to your attention because your property has been identified as being in an area of
potentially expansive soils. Providing good drainage away from structures is very important in these
areas.
