Gentlemen:
We have measured the relative elevations for the over lot grading at Lot_1,0, Fox Hills 2n Filing,_(4220_Red Foxes
Road) -Fort Collins, Colorado. During the investigation, we measured- elevations at the lot sides and corners, -top
of foundation, lowest opening, and the swales on the north and south sides of the subject lot.
Our representative noted that the Swale on the north side of the subject lot allowed runoff flow to reach the
sidewalk west of the subject lot and the areas east of the subject lot, The swale on the south side of the subject lot
allowed runoff to flow to the east of the subject lot. Our representative also noted that the grades at the east
property line were typically approximately four and two -tenths feet (4.2') higher than indicated on the Grading,
Drainage and Erosion Control Plan for this subdivision. The residence to the north of the subject lot (Lot 9) was
complete and graded and the residences to the south of the subject lot (Lots 11 and 12) were complete with
landscaping in place at the time of our observations. We also noted that the downspouts did not have extensions
installed at the time of our observations.
Based on our observations, and the information available to this office, the slopes and elevations as measured, with
the above noted exceptions, are in general conformance with the intent of the Grading, Drainage and Erosion
Control Plan completed by Stewart & Associates, Job Number 1551. Please refer to the attached copies of the As -
Built Grading Elevations and Grading, Drainage and Erosion Control Plan for further information.
Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows unless the
grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping
which may change the established flow patterns by diverting or slowing runoff flow. Backfill adjacent to the
residence may settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to
the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away from the
foundation.
