Re: Drainage Certification for Lot 28, The Meadows at Fox Creek PUD
Dear Jay,
We recently surveyed lot 28 of the Meadows at Fox Creek PUD to verify whether its grading met
the approved grading and drainage plan. Spot elevations were checked at pertinent locations
and compared to the grading plan. The enclosed drawing shows the these as -built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. Two shots were taken along. the
northern property line, indicating elevations of 5109.5 and 5109.8. The grading plan called for
an elevation of 5109.5. The final grade around the building ranges from 5109.5 to 5110.4., The
grading plan called for a final grade of 5110.0. A spot elevation of 5105.1 was also taken in the
Swale between Lot 28 and 27, where the grading plan called for an elevation of 5105.5. The
building and grading for Lot 27 is not complete. The first floor elevation is 5112.09, which is.
0.59 feet higher than the design elevation (5111.5).
The intended drainage patterns are met by the grading on this lot: the front part drains to Moore
Lane and the back part drains west. Since Lot 27 isn't complete, the Swale between lots 28 and
27 is also incomplete. However, the grading leading away from Lot 28 is acceptable.
It is our recommendation that the CO for Lot 28 be released since the Contractor graded the lot
to meet design drainage patterns. If you have any questions, please call.
