We recently surveyed lot 27 of the Meadows at Fox Creek PUD to verify whether its grading met
the approved grading and drainage plan. Spot elevations were checked at pertinent locations
and compared to the grading plan. The enclosed drawing shows these as -built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. Five survey shots were taken in
the northern portion of the property; each of those shots show elevations higher than the design
elevations, however, adequate fall exists both away from the building to the north and along the
Swale, which directs flow to the southwest. Similar to the north side of the house, five survey
shots.were taken near the south side of -the house; each of these shots is higher than the design
elevations, however, adequate fall exists to direct flow away from the building and into the local
drainage. swales. The final grade around the building ranges from 5106.0 to 5107.9. The
grading "plan'called for a final grade of 5106.0. The first floor elevation is 5109.5, which is 2.0
feet higher than'the design' -elevation (5107.5).
The intended drainage patterns are met by the grading on this lot: the front part drains to Moore
Lane and the back part drains west. Since Lot 26 isn't complete, the Swale between lots 27 and
26 is also incomplete. However, the grading leading away from Lot 27 is acceptable.
It is our recommendation that the Certificate of Occupancy for Lot 27 be released since the
Contractor graded the lot to meet design drainage patterns. If you have any questions, please
