Spot elevations were checked at pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. The intended drainage patterns are.met by the grading on this lot: the front (south) part drains to Tucker Court and the back (north) part drains northeast toward an existing drainage Swale. The final grade identified in the grading and drainage plan was 5104.0; the ground elevation around the house varies from 5104.4 to 5105.3. The finished floor elevation of 5108.40 is greater than the planned elevation of 5105.5. The spot elevations show a minimum slope away from the house of 4% (0.4 feet over 10 feet) and adequate fall from the building to the street and the drainage pan. It is my recommendation that the Certificate of Occupancy for Lot 22 be released since the Contractor graded the lot to meet design drainage patterns. If you have any questions, please call.
