Re: Drainage Certification for Lot 21, The Meadows at Fox Creek PUD
Dear Jay,
We recently surveyed Lot 1 of the Meadows at Fox Creek PUD (2526 Tucker Court) to verify
whether the grading met the intent of the approved grading and drainage plan. Spot elevations
were checked at pertinent locations and.compared to the grading plan. The enclosed drawing
shows these as -built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns
are met by the grading on this lot: the front (south) part drains to Tucker Court and the back
(north) part drains northeast to an existing drainage Swale. The final grade identified in the
grading and drainage plan was 5104.5; the ground elevation around the house varies from
5105.0 to 5106.4. The finished floor elevation of 5108:33 is greater than the planned elevation
of 5106.0. The spot.elevations show a minimum slope away from the -house of 2.5% (0.3 feet
over 12 feet) and adequate fall.from the building to the street and the drainage pan.
It is my recommendation that the Certificate of Occupancy for Lot 21 be released since the .
Contractor graded the lot to meet design drainage patterns. If you have.any questions, please
