Spot elevations were checked at pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. The intended drainage patterns are met by the grading on this lot: the front (north) part drains to Tucker Court, and the rear (south) side drains south to a concrete -lined drainage channel. The first floor elevation identified in the grading and drainage plan was 5104.0. However, the first floor elevation was raised to 5106.27, to ensure a positive gradient around the building. The ground elevation around the house varies from 51001.0 to 5103.9. The spot elevations show a minimum slope away from the house of 3.8 percent (0.38 feet over 10 feet) and adequate fall from the building to the street and the rear drainage Swale. It is my recommendation that the Certificate of Occupancy for Lot 14 be released since the Contractor graded the lot to meet design'drainage patterns. If you have any questions, please call.
