Re: Drainage Certification for Lot 12, The Meadows at Fox Creek PUD

We recently surveyed lot 12 of the Meadows at Fox Creek PUD to verify whether the grading
met the intent of the approved grading and drainage plan. Spot elevations were checked at
pertinent locations and compared to the grading plan. The enclosed drawing shows these as -
built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns
are met by the grading on this lot: the front (north) part drains to Fox Glen Court, the east side
drains to Moore Lane, and the back (south) part drains southeast toward the drain pan which
drains toward the outfall into Spring Creek. The final grade identified in the grading and
drainage plan was 5101.5; the ground•elevation around the house varies from 5101.9 to 5102.5.
The finished floor elevation of 5106.03 is greater than the planned elevation of 5103.0. The
spot elevations show a minimum slope away from the house of 3% (0.3 feet over 10 feet) and
adequate fall from the building to the streets and the drainage pan.
1t is, my recommendation that the Certificate of Occupancy for Lot 12 be released since the
Contractor. graded the lot to meet design drainage patterns. If you have any questions, please
