Re: Drainage Certification for Lot 11, The Meadows at Fox Creek PUD
Dear Jay,
We recently surveyed Lot 11 of the Meadows at Fox Creek PUD (2814 Moore Lane) to verify
whether the grading met the intent of the approved grading and drainage plan. Spot elevations
were checked at pertinent locations and compared to the grading plan. The enclosed drawing
shows these as -built elevations. .
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns
are met by the grading on this lot. The south side of the lot drains to the trickle channel that
runs along the south property line. Drainage of the north side of the lot is split with the front half
draining through a Swale to Moore Lane and the back half, as well as the rear of the lot draining
to the trickle channel that runs along the east boundary of the lot. The first floor elevation
identified in the grading and drainage plan was 5102.5. However, the first floor elevation was
raised to 5105.52 but does not impact the drainage of adjacent lots and provides positive
gradient around the building. The ground elevation around the house varies from 5099.7 to
5102.5. The spot elevations show a minimum slope away from the house of 8 percent (0.3 feet
over 4 feet) and adequate fall from the building to the street and to the drainage channels on the
south and west sides of the lot.
It is my recommendation that the Certificate of Occupancy for Lot 11 be released since the
Builder graded the lot to meet design drainage patterns. If you have any questions, please call.
