Re: Drainage Certification for Lot 9, The Meadows at Fox Creek PUD
Dear Jay,
We recently surveyed Lot 9 of the Meadows at Fox Creek PUD (2802 Moore Lane) to verify
whether the grading met the intent of the approved grading and drainage plan. Spot elevations
were checked at pertinent locations and compared to the grading plan. The enclosed drawing
shows these as -built elevations.
In general, the lot and building meet the. requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns
are met by the grading on this lot: the. front (west) part drains to Moore Lane, the rear (east) side
drains to the southeast, and he south side drains south to a concrete -lined drainage channel.
The first floor elevation identified in the grading and drainage plan was 5102.5. However, the
first floor elevation was raised to 5106.1, in order to ensure that the basement floor elevation
was above the Spring Creek Base Flood Elevation of 5095.9. The ground elevation around the
house varies from 5101.8 to 5102.4. The spot elevations show a minimum slope away from the
house of 3.3 percent (0.6 feet over 18 feet) and adequate fall from the building to the street and
the rear drainage Swale.
It is my recommendation that the Certificate of Occupancy for Lot 9 be released since the
Contractor graded the lot to meet design drainage patterns. If you have any questions, please
