Re: Drainage Certification for Lot 5, Meadows at Fox Creek PUD
Dear Jay,
We recently surveyed Lot 5, Meadows at Fox Creek PUD (2403 Twin Fox Cent) to verify
whether the grading met the intent of the approved grading and drainage plan. Spot elevations
were checked at pertinent locations and compared to the grading plan. The enclosed drawing
shows these as -built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. Survey points were taken
pertinent locations to verify the slope away from the building. The finished floor elevation is
5106.59, which is 3.1 feet higher than the design elevation. Similarly, the garage floor elevation
,is 5104.92, which is 1.4 feet higher than the design finished grade elevation. The north side of
the lot slopes north to Twin Fox Court,. the east side slopes east to a drainage Swale, and the
south side of the lot slopes to the southeast. The minimum measured slope away from the
building is 2.66% (0.16 feet over 6 feet).
It is my recommendation that the Certificate of Occupancy.for this property be released since
the Contractor graded the lot to meet design drainage patterns. If you have any questions,
