Re: Drainage Certification for Lot 4, The Meadows at Fox Creek PUD
Dear Jay,
We recently surveyed Lot 4 of the Meadows at Fox Creek PUD (2402 Twin Fox Drive) to verify
whether the grading met the intent of the approved grading and drainage plan. Spot elevations
were checked at pertinent locations and compared to the grading plan. The enclosed drawing
shows these as -built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns
are met by the grading on this lot: the west side of the lot (front and rear) drains to Twin Fox
Drive, and the east side of the lot (front and rear) drains to a drainag e'swale.that runs along the
east property line. Theswale.is adequately constructed to meet is.intended purpose. The rear
of the lot is drained to theintended location by way of drainage swales. The first floor elevation
identified in the grading and drainage plan was 5106.5. However, the first floor elevation was
raised to 5108.5 but does not impact the drainage of adjacent lots and provides positive
gradient around the building. The ground elevation around the house varies from 5105.4 to
5106.9. The spot elevations show a minimum slope away from the house of 6.3 percent (0.5
feet over 8 feet) and adequate fall from the building to the street and the rear drainage Swale.
It is my recommendation that the Certificate of Occupancy for Lot 4 be released since the
Builder graded the lot to meet design drainage patterns. If you have any questions, please call.
