We recently surveyed Lot 3 of the Meadows at Fox Creek PUD (2464 Twin Fox Drive) to verify
whether the grading met the intent of the approved grading and drainage plan. Spot elevations
were checked at pertinent locations and compared to the grading plan. The enclosed drawing
shows these as -built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns
are met.by the grading on this lot: the front (south) part drains to Twin Fox Drive, and the rear
(north) side drains to the front of the lot through swales. The first floor elevation identified in the
grading and drainage plan was 5106.5. However, the first floor elevation was raised to 5109.83
but does not impact the drainage of adjacent lots and provides positive gradient around the
building. The ground elevation around the house varies from 5105.6 to 5107.6. The spot
elevations show a minimum slope away from the house of 2.3% (0.3'feet over 13 feet) and
adequate fall from the building to the street and the rear drainage swale.
It is my recommendation that the Certificate of Occupancy for Lot 3 be released since the
Builder graded the lot to meet design drainage patterns. If you have any questions, please call.
