AIRES ASSOCIATES May 28, 2003 Mr. Jay Barber City of Fort Collins Stormwater Utility 700 Wood Street Fort Collins, Colorado 80521 STORMWATER RECEIVED MAY 2 8 2003 Re: Drainage Certification for Lot 2, The Meadows at Fox Creek PUD Dear Jay, We recently surveyed Lot 2 of the Meadows at Fox Creek PUD (2414 Twin Fox Drive) to verify whether the grading met the intent of the approved grading and drainage plan. Spot elevations were checked at pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. The intended drainage. patterns are met by the grading on this lot: the front (south) part drains to Twin Fox Drive, and the rear (north) side drains to the front of the lot through swales. The first floor elevation identified in the grading and drainage plan was 5106.5. However, the first floor elevation was raised to 5110.62 but does not impact the drainage of adjacent lots and provides positive gradient around the building. The ground elevation around the house varies from 5106.2 to 5108.5. The spot elevations show a minimum slope away from the house of 3.7 percent (0.3 feet over 8 feet) and adequate fall from the building to the street and the rear drainage Swale. It is my recommendation that the Certificate of Occupancy for Lot 2 be released since the Builder graded the lot to meet design drainage patterns. If you have any questions, please call.
