Wagner Land Surveying visited the site in mid August and again in early September of 2009 to record spot elevations of the curb & gutter, parking areas, and building finish floor. Wagner Land Surveying also recorded rim and invert information for the new storm drain on the property. Stantec Consulting Ltd. reviewed the topographic information provided by Wagner Land Surveying. In general, the recorded spot elevations were within acceptable construction tolerances. However, several recorded spot shots differed from design grades by over 0.10'. The design drainage patterns were not modified and no adverse effects are expected. Stantec Consulting Ltd. visited the site on September 23, 2009, to inspect grading, drainage patterns and landscaping. Landscaping around the building does not appear to interfere with the proposed drainage patterns. No low spots were observed along the new curb & gutter or in the parking areas. Additionally, no cross lot drainage to or from adjacent lots outside of drainage easements is expected. This certification is signed and stamped by a professional engineer registered in the State of Colorado. By signing this certification the engineer attests that to the best of his (her) knowledge the surveyed grading as shown in the enclosed certification is in compliance with the approved grading plan for this lot and subdivision as shown on the approved utility plans.
