Re: Lot 8, Block 5, Bella Vira Subdivision
Certification of Lot Grading
One of the elevations deviates from the elevations shown on the City approved Final Grading
Plan for Bella Vira. The southerly front property corner elevation is 0.4 feet higher than that shown
on the Final Grading Plan. It is also noted that the southerly side yard swale for Lot 8, Block 5 had
to be constructed in the side yard of Lot 8, Block 5 and not on the side property line, as shown on
the Final Grading Plan, in order to maintain a 2% slope as required by code. However, it is our
professional opinion that this exception is not significant. Additionally, the elevations and slopes
for Lot 4, Block 8, Bella Vira Subdivision are in conformance with the City of Fort Collins lot grading
criteria and the drainage patterns are in general conformance with the City approved Final
Grading Plan for Bella Vira. Therefore, it is our professional opinion that the elevation and
drainage pattern deviations will still allow for stormwater drainage to generally be consistent with
the City approved Final Grading Plan.
