Re: Lot 4, Block 8, Bella Vira Subdivision
Certification of Lot Grading
Some of the elevations for Lot 4, Block 8, Bella Vira Subdivision deviate from the elevations shown
on the City approved Final Grading Plan for Bella Vira. The westerly rear property corner elevation
is 0.3 feet lower, the northerly side yard property corner elevation on Banyan Drive is
approximately 0.5 feet lower, the westerly front yard property corner elevation on West Elizabeth
Street is approximately 0.4 feet lower, the top of foundation elevation is approximately 0.8 feet
higher and the rear yard swale high point elevation is approximately 0.4 feet higher than those
shown on the Final Grading Plan. However, the elevations and slopes for Lot 4, Block 8, Bella
Vira Subdivision are in conformance with the City of Fort Collins lot grading criteria and the
drainage patterns are in general conformance with the City approved Final Grading Plan for Bella
Vira. Therefore, it is our professional opinion that the elevation deviations will still allow for
stormwater drainage to generally be consistent with the City approved Final Grading Plan.
