RE: Drainage Certification for Lot 18, Block 13, Fossil Lake P.U.D., Second Filing, City of Fort
Collins, County of Larimer, State of Colorado (aka 3514 Shallow Pond Drive).
Dear Sirs:
On November 3, 2003, we observed the site located on at 3514 Shallow Pond Drive. The site
had been final graded. In addition to our observation, Absolute Surveying obtained spot
elevations at numerous spots throughout the site. Please refer to the attached elevation sheet.
Based on our observation and the attached surveyed information, the site generally appeared to
drain away from the building except as noted below. The eastern side of the lot drains easterly to
a drainage swale between this lot and the adjacent lot (Lot 19) which runs southerly to Shallow
Pond Drive. Likewise, the western side of the lot drains westerly to a drainage swale between
this lot and the adjacent lot (Lot 17) that also runs southerly to Shallow Pond Drive. The
southern portion of the lot (the front of the building) drains southerly to Shallow Pond Drive.
The northern side of the lot generally drains in southeasterly direction. Gutters were not installed
on the house on the day we observed it. According to a worker who was working on the house,
due to the wet, freezing temperatures from the previous week, the gutter installation was
postponed.
The drainage swale behind the building is not well defined. There appears to be a depression
north of the concrete slab, as seen by the 87.05 spot survey elevations. The swale, as shown by
Absolute Surveying, is fairly flat near the northwest corner of the house. However, there was no
evidence of ponding water in this area after several days of freezing drizzle. The areas between
the window wells and the concrete pads on the north side of the house were fairly flat. There
was some evidence of ponding water near the eastern window well on the north side of the
building. However, as mentioned above, the rain gutters had not yet been installed.
In general, the site appears to be higher than the design. For example, the northwest comer area
of the lot should be around elevation 87, whereas the spot elevations show it closer to 88 feet.
Likewise, the swale elevations along the northern side of the house range in elevation from 87.05
(where there appears to be a high point) to 86.33, whereas the highest point in the swale within
the site, according to the design elevations, should be 86.6 at the western property boundary, and
the elevation of the swale at the eastern property boundary should be 85.8. As the survey shows,
the property corners are within 0.30 feet of the design elevations. The top -of -foundation
elevation was not given by Absolute Surveying. The finished floor elevation is approximately
1.5 feet higher than the design top -of -foundation elevation.
Otherwise, the existing grading appears to follow the proposed grading.
Our recommendations were based on our observation on the date noted above. The geotechnical
report was not provided to us for this site. We therefore cannot determine if the site has been
graded according to the geotechnical report.
