RE: Drainage Certification for Lot 13, Block 13, Fossil Lake P.U.D., Second Filing, City of Fort Collins,
County of Larimer, State of Colorado (aka 3462 Shallow Pond Drive).
Dear Sirs:
On July 9, 2003, we observed the site located on at 3462 Shallow Pond Drive. The site had been final
graded.
In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots throughout
the site. Please refer to the attached elevation sheet.
Based on our observation and the attached surveyed information, the site generally appeared to drain
away from the building except as noted below. The eastern side of the lot drains easterly to a drainage
swale between this lot and the adjacent lot (Lot 14) which runs southerly to Shallow Pond Drive.
Likewise, the western side of the lot drains westerly to a drainage swale between this lot and the adjacent
lot (Lot 12) that also runs southerly to Shallow Pond Drive. The southern portion of the lot (the front of
the building) drains southerly to Shallow Pond Drive. The northern side of the lot generally drains in
southeasterly direction. However, there is not a defined drainage swale behind the building as shown in
the original design (see attached copy of grading plan of this lot). There appears to be a small depression
north of the concrete slab, as seen by the 93.71 spot survey elevation. However, this area is generally flat
as well as the corner area west of the slab between the slab and the building. According to the final
grading plan, the area immediately north of the building should be between elevations 92.00 and 93.00
feet. It is expected some ponding may occur in this area. However, beyond this flat area, there is
significant fall either to the east or west into the drainage swales. There does not appear to be a defined
berm along the northern property line (adjacent lots also do not appear to have a defined berm). As the
survey shows, the property corners appear to be similar to the design elevations. The top of foundation
elevation is approximately 0.1 feet less than the design elevation. Otherwise, the existing grading appears
to follow the proposed grading.
Our recommendations were based on our observation on the date noted above.
